In speaking to the community about our plans for Sanctuary, there are certain questions that are asked frequently. Here are some answers. Please feel free to contact us if you would like additional information

Q. When will the overall community plan be unveiled?

A. The Sanctuary Master Development Plan is currently available for public review. Download the plan from our Links page.

Q. When will homes be released for sale?

A. Home sales are slated to begin in 2011. In the meantime, register for the Sanctuary interest list to receive updates as the sales period approaches.

Q. What are the anticipated home prices?

A. Due to the variety of home styles available, price ranges will vary. Pricing will be released during the early phases of the sales period.

Q. Will custom homesites be available for purchase?

A. Yes, custom homesites are planned for Sanctuary. Information on homesite sizes and location within Sanctuary will be released as plans are approved.

Q. Will an active adult neighborhood be part of Sanctuary?

A. Yes, an active adult community is planned for Sanctuary. The Grupe Company strives to plan amenities and home styles to meet the needs of all Stockton area residents.

Q. What school district will serve Sanctuary residents?

A. The Grupe Company is working with Lodi Unified School District to establish top-notch schools for Sanctuary. Education has always been a priority at The Grupe Company.

Q. How does the Sanctuary plan address flood control issues?
A. Current FEMA standards for levees is 100-year protection, but Sanctuary will far exceed that standard. By building a ‘ring’ levee system that will surround the project on all sides, Sanctuary will achieve a 300-year level of flood protection. The reinforced Sanctuary levee design also provides a 25-foot wide levee maintenance zone at the landside toe of the levee to allow for ease of access and maintenance.

Q. What does the Sanctuary plan do to reduce traffic?
A. One of the guiding design principles for Sanctuary has been a desire to reduce automobile trips.

Sanctuary accomplishes this by:

  • Locating multifamily homes near the Village Center and transit
  • Centrally locating schools, parks, and other amenities
  • Providing park and ride spaces to promote ride share
  • Providing office and commercial uses with the community
  • Designing the community to be transit friendly

Also Sanctuary will generate over $100M in traffic fees that will be used to reconstruct the Hammer Lane/I-5 interchange and build other roadway improvements.

Q. How does the plan address converting agricultural lands to an urban use?
A. Sanctuary will fully comply with the City’s agricultural land mitigation program and the community will feature a working vineyard on lands set aside for continued agricultural use.
